  1. "Black Horse Creek Planned Community”
    Site design, creek greenway identification and mitigation, and coordination with Civil Engineer, Project Surveyor, Owner, and other technicians to prepare tentative plan for development of a large lot, 9-unit residential planned community on 50 acres. Located just outside Grants Pass, Oregon. Coordinate preparation of Tentative Plan and Utility Plan, preparation of Findings and Submittal documents for Tentative Plan Review and Planned Unit Development approval by the Josephine County Planning Commission. Includes Comprehensive Plan Amendment and Zone Change from Resource Land Base Forest Zone to Residential Zone (5 acre), based on soil types and adjoining development. Includes acquisition of portion of neighboring properties in order to facilitate enhancement of public right-of-way, and provide appropriate access to the project.
  2. “Clear Creek Village, Mixed Use Planned Development,” Ashland, OR
    Preparation of Findings for Final Plan Site Review for Clear Creek Village Planned Unit Development, a mixed use development on 3.5 acres in Ashland, Oregon. Work with the developer, project architect and designers, landscape architect and civil engineer, to coordinate Preliminary Site Plan development, Utility Plan development, and coordination with previously approved Outline Plan for the Mixed Used Planned Development. Phase I includes 8 units of residential development, either as upstairs to the commercial uses below, or in separate attached housing.
    Preparation of Findings for Outline Plan Site Review for Clear Creek Village Planned Development. Work with developer, project architect and designers, landscape architect and civil engineer to coordinate Preliminary Outline Plan (including utilities) for the Mixed Use Planned Development, including previously approved Wetlands Mitigation Plan.
  3. “Highwood Mountain Reserve, A Planned Community,” Ashland, OR
    Preparation of draft covenants, codes and restrictions (CCRs) for a seven lot subdivision located in the Ashland Hills, Ashland, Oregon. Work with the developer to ensure desired development protections are entered into CCRs while meeting all new requirements under House Bill 3912 and ORS Chapter 94.
  4. “Three Lake Shores Estates Planned Community,” Josephine County, OR
    Site design, wetlands identification and mitigation, landscape plan design management, utility construction plan design and daily on-site management for ten-home gated, planned community in Josephine County. Preparation of master plan and tentative plat and agency negotiation for permits: County Planning and Public Works departments, Oregon Department of Environmental Quality, Division of State Lands, Department of Fish and Wildlife, County Watermaster, State Health Division, County Attorney's Office, and County building official. Preparation of applications and presentation at County planning commission hearings. Negotiation with neighbors on water flow issues. Construction management of project site work and infrastructure.
  5. “Gloria Dei Lutheran Church Elderly Housing,” Central Point, OR
    Research and prepare preliminary conceptual site and utility design for twelve units of elderly housing integrated on same parcel as the Gloria Dei Lutheran Church in Central Point, Oregon. Design and placement of the single-family attached housing to be
    compatible with surrounding neighborhood of single-family homes. Application for planned unit development, conduct of neighborhood opposition negotiation meetings, presentation of options to Church's decision-making committee, and presentation at city planning commission public hearing.
  6. “Sandpines Golf Resort,” Florence, Oregon
    Cottages, condominiums, and single family conceptual site plan and utility plan, including construction costs estimate for utilization in feasibility study and appraisal by owner.
  7. “The Cove at Brookings” Condominiums, Brookings, Oregon
    Preliminary market analysis, Conceptual Development Plan, Utility Plan and gained approval of Conditional Use Permit for beachfront condominiums. Major utility extensions. Single family, attached, with significant recreational features, including three putting greens, beachfront pavilion, and beachfront trail system. Now constructing in Phase II. View enlargement.
  8. “River's Edge” Planned Residential Community, Grants Pass, Oregon
    Created and managed design team process, prepared conceptual development plan and Conditional Use Permit for 40-unit planned residential community on the Rogue River. Includes 13,000 square foot golf putting and chipping greens, recreation pavilion and plaza, riverfront trail and picnic area, and unique landscaping. Required traffic engineer's analysis, and major findings submittal. Now in Phase III. View enlargement.
  9. “The Beach at Smith River” Planned Residential Community, Smith River, California
    Prepared building envelope and development analysis combining development condition approvals of Del Norte County and California Coastal Commission, septic site evaluations, archaeological, wetland and dune set asides, and tentative plan construction documents (in process). Preparation of graphic, aerial photo overlay and other aids to lot marketing and sales. Includes preparation of computerized plan and data base displaying plan, sections, and 3-D views. Project contains one mile of oceanfront residential development in Smith River, California. Phase I now complete.
    10. “Harbor Hills” Development Analysis, Harbor, Oregon
  10. Prepare development analysis for 850 acres of hillside land with dramatic ocean harbor and wilderness area views. Steeply sloping. Analyzed for development under both rural resource lands, rural residential and urban zoning designations. Analysis included inclusion within the Brookings-Harbor Urban Growth Boundary, steep slope access, waste water treatment, domestic water provision, and provision of storm drainage (in process). Preparation of computerized development alternatives, including topography, existing divisions and partitions, right-of-way dedication, and steep slope analysis. Includes preparation of computerized plan and data base displaying plan, sections, and 3-D views.
  11. “Harbor Point Condominiums,” Harbor, Oregon
    Market analysis, Conceptual Development Plan and Conditional Use Permit (in process) for ocean and harbor view condominiums. Hillside development. Single family, attached, with recreation component.
  12. “Tanbark Subdivision,” Brookings, Oregon
    Subdivision plan approval for oceanfront development, including geological development report, engineers reports, negotiating issues of limited access roads and public beach access. Single family $125,000 lots.
  13. “Sunridge Estates,” Jackson County, Oregon
    Prepared Recreation Element Plan, and planned unit development Final Plan approval. Recreation element and building envelope design for 200-acre Planned Development. Steep slopes.

    Managed design team process and gained City approval of Annexation, Comprehensive Plan Amendment, Zone Change, preliminary site plan and preliminary utility plan for a 266-unit apartment complex. Included construction cost estimates.
